For the sake of mutual respect and for the smooth running of our services and your stays, we ask you to kindly read these general conditions of sale carefully and accept them.
The person who validates these conditions acknowledges being of legal age and having full legal capacity.
These general terms and conditions apply to all reservations for Villas DUNES made on our Website or any other sales platform. Booking a villa implies acceptance of these general terms and conditions of sale, which prevail over any other prior conditions or any general terms and conditions of purchase.
Article 1 – General conditions of use of the Site
The User of this Site is liable for damages of any nature, material or immaterial, direct or indirect, caused to any third party and/or to Villas DUNES, due to the use and/or illicit exploitation of the Villas DUNES site itself and/or one of its elements, whatever the cause and the place of occurrence of these damages, and guarantees Villas DUNES against the consequences of any claims or actions to which it may, as a result, be subject.
The User of the Villas DUNES website waives any recourse against Les Villas DUNES in the event of legal action brought by a third party against him due to the illicit use and/or exploitation of the Villas DUNES website.
Article 2 – General booking conditions
By making a reservation, you agree to receive:
1/A confirmation email summarizing the terms of the reservation contract, the services reserved, the prices and conditions relating to the selected rate.
2/An email will be sent to you before your arrival so that we can organize your arrival as best as possible and arrange an appointment on site to view the accommodation and hand over the keys.
3/Reception and departure: Arrival (time from which the villa is available): from 4 p.m. to 8 p.m.
It is best to give us your arrival time as soon as possible for better organization.
Departure (last time at which the client must leave the villa): 10 a.m.
No late check-outs will be accepted.
We may ask you for a copy of your national identity card and/or passport, particularly for the purpose of securing payment (for example, if the 3D secure or SCA (Strong Customer Authentication) system is not applied).
4/ Your email address must be complete and real because we send the confirmation of your reservation to this email.
5/ Your mobile phone number must be complete and real and the one you will use upon arrival.
6/ The tourist tax is regulated by the municipality of Bias/Mimizan. Since January 2024, it has been set at €1.58/night/person. The tourist tax is added to the total amount of your reservation. Only adults are affected.
7/ Any behavior of the Client and/or his guests which is contrary to the principles of safety and/or hygiene, rules of tranquility, good morals and/or public order may lead Les Villas DUNES to ask the Client to leave the reserved villa, without reimbursement.
Article 3 – Payment conditions
Your credit card details are required by Les Villas DUNES on the Website to guarantee your reservation and payment. No banking information is stored on our Website, but on a specialized and secure platform: ATOS (trusted third party for payment management).
To protect and encrypt your credit card data when it passes through our Site, standard SSL (“Secure Socket Layer”) security technology is used to provide our services. Banking transactions are carried out via the ATOS platform.
Payment for your stay is made when booking.
30% upon reservation. The balance is due 30 days before arrival.
Regarding cancellation conditions: See article 12
Article 4 – Security deposit
A deposit will be requested upon arrival, in the form of a bank check or bank guarantee.
The villa cannot be rented without it. The deposit is set at 400 EUR per villa.
The deposit will be returned upon the customer’s departure after examination and inventory of the premises.
If any damage or deterioration is caused during your stay, we reserve the right to present you with invoices for the repairs incurred for your damage.
We can either take the bank deposit or cash the deposit check and return the remainder. If the damage is too extensive, the entire deposit can be cashed and retained.
Article 5 – Animals
Animals deemed dangerous (including category 1 and 2 dogs) and/or not considered pets are not permitted. Only one animal per villa is permitted for a supplement of €35 per week.
If you fail to comply with these rules, you will be charged an additional cleaning fee of one hundred euros (€100). Please contact us in advance for more information.
Article 6 – No smoking
The DUNES Villas are strictly non-smoking. Failure to comply with this condition will result in the visit of a specialized cleaning and disinfection company. The cost of this intervention will be billed directly to the Client in the amount of one hundred euros (€100), corresponding to the cost of the smoke extraction cleaning.
Article 7 – Prohibition of domiciliation
The Resident is prohibited from using and distributing the address of his/her suite and/or the address of the Villas DUNES as his/her principal residence or business address.
By accepting these general conditions of sale, the Resident acknowledges that he is not acting for commercial purposes under any circumstances.
Article 8 – Insurance and personal belongings
Les Villas dunes is not responsible for the custody of any personal items left by the Resident in the Villa, whether present or not.
Your personal belongings and valuables are not covered by our insurance. We strongly recommend that you insure all luggage, belongings, and valuables for yourself and those traveling with you against loss or theft. Liability insurance is also recommended for everyone.
Please make sure to close the front door during your stay to avoid any problems.
Article 9 – Tranquility
The Resident shall ensure that the peace and quiet are not disturbed at any time by his or her behavior or that of his or her guests. The use of sound equipment (music, television, DVD) is permitted as long as the resulting noise does not disturb the neighbors and compliance with laws and regulations (in particular Article R. 623-2 of the Penal Code) is respected.
The DUNES Villas are part of a residential complex. We encourage all our residents to respect this peace and quiet and adhere to the village’s internal regulations.
It is forbidden to organize any party whatsoever in the villa, or in the outside area such as the gardens outside of these hours.
If this is the case, we expressly reserve the right to terminate your stay through the intervention of the Security team (between 350 and 650 euros depending on the time of intervention, this amount will be specified to you during the intervention)
Article 10 – Visit to the premises
DUNES villas employees can access the rented space to check the proper functioning of the installations, carry out repairs, renovations or transformations, at any time.
Article 11 – Compliance with laws and regulations
Each Resident is responsible for any disturbances of enjoyment and violations of the laws and regulations in force, as well as the internal regulations of the village. The Resident’s use of the internet is subject to current French legislation (Books I and II of the Intellectual Property Code) and will remain the Resident’s responsibility if they violate this legislation. The DUNES Villas are equipped with secure Wi-Fi with traceability. Access to certain sites is controlled.
Article 12 – Guarantee & Cancellation of the reservation
In the event of damage and/or theft, Les Villas DUNES reserves the right to debit the amount from your bank card, or to cash the deposit check and return the difference to you.
The maximum capacity of Villas Les Dunes is 6-8 people. We will not accept more than this number.
If it appears that the number of people occupying the villa exceeds that planned at the time of booking, a penalty of 50 euros including tax per additional person to the number indicated in the booking/and per night, may be requested.
Cancellation conditions:
For reservations between September 1st and November 11th and February 1st and June 30th (arrival date):
Cancellation is free up to 14 days before the arrival date.
After this deadline, the cancellation fee will be for the entire stay.
For reservations between July 1st and August 31st (arrival date):
Cancellation is free up to 30 days before the arrival date.
After this deadline, cancellation fees will be charged for the entire stay.
In accordance with the provisions of Article L.221-2 of the Consumer Code and taking into account the nature of the services provided, it is expressly recalled that the Customer does not have the right of withdrawal.
The rental contract is therefore definitively concluded upon placing the order by the Customer in accordance with the terms specified in these general terms and conditions of sale.
Article 13 – Shortened stay
For any interruption of stay before the planned departure date, the entire stay initially planned will be invoiced as compensation.
The invoice that we issue at the end of your stay may be used, if necessary, to obtain compensation (Bank Card insurance or other in the event of illness or other serious incident covered by your insurance).
Price and address of the stay
Prices are shown in euros and include all taxes.
The Villas are fully furnished and equipped “ready to live in”.
The beds are not made
Rates do not include the provision of household and/or bathroom linen.

Accommodation will be available from 4 p.m. on the day of your arrival. On the day of your departure, the accommodation must be vacated by 10 a.m. at the latest.
Article 14 – Responsibilities
DUNES Villas declines all liability for death or bodily injury or material damage to any person renting or using a DUNES villa unless this is the result of proven fault on the part of our staff or ourselves. Villas DUNES declines all responsibility in the event of loss, damage, delay due to a cause

Villas DUNES declines all responsibility in the event of loss, damage, delay due to a cause beyond its control or will, including cases of force majeure, explosions, floods, storms, fire, accident, acts of war or civil or terrorist threat, restrictive measures by any official authority, strikes, demonstrations, etc. In such cases, the rental contract may be terminated automatically without any compensation being requested by the Resident. Villas DUNES cannot be held responsible for any breakdowns in public service equipment such as water, electricity, internet or television.
Villas DUNES declines all responsibility for noise and nuisances of any kind that are beyond its control or beyond its control or that are not located in the rented villa.
The Resident undertakes not to use the villa for pedophilic, pornographic, terrorist or any other illegal purposes.
Villas DUNES cannot be held responsible if the villas are used for these purposes.
After departure:
Any property belonging to Villas DUNES, not returned damaged or broken, will be subject to immediate invoicing at the cost of replacing the item, the amount of which may be deducted from the bank guarantee.
Article 15 – Unforeseen circumstances
These general conditions of sale expressly exclude the legal regime of unforeseen circumstances provided for in article 1195 of the Civil Code for all Services provided by Les Villas DUNES to the Client. The Client therefore waives the right to rely on the provisions of Article 1195 of the Civil Code and the regime of unforeseen circumstances provided for therein, undertaking to assume its obligations itself even if the contractual balance is upset by circumstances which were unforeseeable at the time of booking and conclusion of the rental contract, even if their execution proves excessively onerous and to bear all the economic and financial consequences thereof.
Article 16 — Services
Extra bed:
No extra beds can be added in the villas.
The existing bedding cannot be changed.
Children :
A children’s kit is available as an option: baby bed, high chair, bathtub, etc.
On request = €20 per unit
Household:
A flat rate of EUR 100 per stay is due when purchasing a stay.
This rate cannot vary.
Linen:
Bed linen and towels for indoor bathrooms are not provided.
Price: €16/per bed & €11 per bathroom linen kit
Parking: Depending on the villa, one or two cars of standard size. (No additional vehicles will be allowed)
